Description
The Properties comprise seven parcels located at 113-133 West Plymouth Street in Inglewood. The site is on the Northern border of the city of Inglewood, one mile south of Ladera Heights and approximately 2.7 miles northwest of the Hollywood Park Stadium Project. The Properties will be developed into twenty (20) sophisticated, modern single-family small lot homes. Each lot is planned to have a detached three-story home with its own assessor’s parcel number, separate foundation and no common walls (each, a “Developed Home”).
The Developed Homes follow the Small Lot Subdivision Ordinance introduced to Los Angeles in 2005. What makes the development of the Properties into small lot homes unique is that it is one of a very limited number of projects approved under the Small Lot Ordinance in the city of Inglewood, which we believe will result in an increased demand for these homes. The city of Inglewood is its own municipality separate from the city of Los Angeles therefore, the small lot ordinance of Los Angeles is not a part of the city of Inglewood’s zoning code.
We were able to obtain preliminary approval for our small lot subdivision tentative tract map by applying through what is known as a PAD (planned assembly development), whereby the planning commission and entire city council voted in favor of us proceeding with a small lot subdivision despite the fact that it is not in their existing zoning code therefore we will be one of the only projects of our kind in the Inglewood market.
Each Developed Home will feature three stories of living space with a two-car garage that sits seven feet below grade. Each Developed Home will have 3 bedrooms and 3.5 bathrooms, which total approximately 2,135 square feet of living space and an additional approximately 270 square feet rooftop garden/deck area on the third level. The Property will feature five guest parking spaces, a pool and a children’s play area. Each Developed Home will be equipped with solar panels to reduce energy costs and comply with existing building requirements.

In order to avoid some of the common mistakes made with conventional construction, we have partnered Proto Homes, a revolutionary company that uses a proprietary system of Integrated Component Based Construction™ (ICBC™). This will result in 20 precise system-built homes. They will transport factory-built foundational, structural, infrastructural and architectural components to our site and assemble them in half the time and cost of equivalent stick-built homes. As one of our subcontractors, they will be responsible for framing (interior and exterior), core installation, electrical, plumbing, HVAC, windows, cladding, and roof installation.
The Proto Core™ was invented to modernize each home, minimize maintenance, and allow for easy upgrades. Easily accessible, this is the centralized factory-made engine of their homes. The Proto Core™ houses all the key functions of the house, such as:
the HVAC system including furnace, coil, condenser, distribution plenums and exhaust fans; the electrical distribution system, all switches, transformers, electrical panels, low voltage infrastructural system, built-in smart house technology, and security system;
entire water, gray water, sewer & gas distribution systems, including valves, toilets, water heater, water filtration, expansion tank, fire sprinkler riser, roof drain collection system and distribution; and easy to connect entry point for water, gas, phone, cable, satellite, as well as discharge point for sewer, gray water, and roof drain
Like many high-end custom homes, our Proto Homes will be designed based on site-specific requirements and assembled at the site, under complete scrutiny and inspection of local Inglewood building department officials. Our modern homes will be well-designed, smart, easily maintained and upgradable.
